7 Warning Signs Your King County Home Needs a New Roof (Before Washington’s Rain Season)

Your roof is one of the most expensive components of your home — and one of the easiest to ignore until it’s causing real problems.

In King County, the stakes are higher than in drier climates. With over 150 rain days per year, a compromised roof doesn’t just mean a slow leak. In the Pacific Northwest, asphalt shingles have a real-world lifespan of 17–22 years — not the 25–30 years printed on manufacturer packaging. The difference comes down to climate: King County’s sustained moisture, moss growth, and temperature cycling accelerate shingle wear.

If your roof was installed in the early 2000s or earlier, it’s operating on borrowed time regardless of how it looks from the ground.

What to do: Schedule a professional inspection. Roofers can assess the actual condition of your shingles, decking, and flashing — things you can’t see from your yard or a ladder.


2. Curling, Cracking, or Missing Shingles

Healthy shingles lie flat and uniform. When you start seeing shingles that are:

  • Curling upward at the edges (cupping) or downward in the center (clawing)
  • Cracking or splitting across their surface
  • Missing entirely after wind events

…these are signs that shingles have reached the end of their service life, or that moisture has worked its way into the system.

A few missing shingles after a storm can often be repaired. But widespread curling or cracking across large sections of your roof is a sign that the material is failing — and isolated repairs won’t address the underlying deterioration.

3. Granules in Your Gutters

Asphalt shingles are coated with granules — the sand-like, rough texture you feel when you touch them. These granules protect the underlying asphalt layer from UV exposure and moisture.

When shingles age, they shed granules. You’ll see this as:

  • Dark, sand-like material collecting in your gutters
  • Bare or patchy spots on shingles visible from the ground
  • An overall faded or worn appearance to the roof surface

Some granule shedding is normal on new roofs in the first few months. On an older roof, significant granule loss means the shingles’ protective layer is gone — and water damage follows quickly.

What to check: After cleaning your gutters, look at what you’re pulling out. A heavy accumulation of dark granules is a clear flag.


4. Moss, Algae, or Black Streaks

Moss on a King County roof is so common it can start to seem normal. It isn’t.

Moss doesn’t just sit on top of your shingles — it actively damages them. Here’s what’s happening beneath the green layer:

  1. Moss grows into the space between shingles and physically lifts the edges
  2. Lifted edges allow water to wick underneath, where it can’t dry out
  3. Trapped moisture accelerates decay of both the shingle and the decking below
  4. Over time, moss creates pathways for leaks that appear far from where the moss is visible

Black streaks (a different issue — typically a type of algae called Gloeocapsa magma) are mostly cosmetic but signal that your roof surface is retaining enough moisture to support biological growth.

What to do: Minor moss can be treated and removed. But if moss is thick, widespread, or has been growing for several years without treatment, the underlying shingle damage may already be done. A roof inspection will tell you whether treatment is enough or whether replacement is warranted.

5. Water Stains on Ceilings or Walls

Water stains inside your home are the symptom — your roof (or flashing) is often the cause.

Visible water staining on your ceiling or walls can indicate:

  • Active or previous roof leaks
  • Condensation from inadequate attic ventilation
  • Flashing failures around chimneys, skylights, or vents

Important: The location of the stain rarely corresponds directly to where the leak is entering. Water travels along rafters and sheathing before dripping. A stain in your bedroom could trace back to a flashing failure near your chimney on the other side of the roof.

What to do: Don’t wait and monitor. Water intrusion leads to mold growth within 24–48 hours in the right conditions, and structural wood damage compounds quickly. Call for an inspection as soon as you notice staining.

A roof should have clean, straight lines. If you step back and look at your roofline and see sections that:

  • Sag or bow downward
  • Look uneven or wavy compared to other sections
  • Show visible deflection along the ridge line

…these are signs of structural issues: damaged or rotted decking, weakened rafters, or long-term moisture damage that has compromised the roof’s support structure.

This is the most serious category on this list. Sagging indicates that the structural integrity of the roof is affected — not just the surface layer. This is always a replacement situation, not a repair.
